The  §45L Energy Efficient Tax Credit is a federal tax incentive that promotes the construction of energy-efficient residential buildings. 
Available to builders and developers whose projects meet the qualifying criteria, this tax credit of up to $5,000 per dwelling unit can yield significant returns. 

Single Family Project Qualifications

Single Family Homes closed or leased from 1/1/2023-12/31/2024
  • Homes that qualify for ENERGY STAR v3.1: $2,500
  • Homes that qualify for DOE Zero Energy Ready: $5,000

Multifamily Project Qualifications

  • Energy Star MFNC: $500/unit
  • Energy Star MFNC + DOE Zero Energy Ready: $1,000/unit
  • Energy Star MFNC + Prevailing Wage: $2,500/unit
  • Energy Star MFNC + DOE Zero Energy Ready + Prevailing Wage: $5,000/unit

Single Family Project Qualifications

Single Family Homes closed or leased from 1/1/2025-12/31/2032
  • Homes that qualify for ENERGY STAR v3.2: $2,500
  • Homes that qualify for DOE Zero Energy Ready: $5,000
Section 45L Tax Credit for Energy Efficient New Homes has been updated and extended through 2032.

Homes acquired on or after January 1, 2023 that meet Energy Star Certification may be eligible for tax credits of $2,500-$5,000 per unit. Available to builders and developers to incentive energy-efficient new construction, the 45L tax credit can provide substantial tax credits on qualifying projects.
